Smart Building Solutions

A smart building system is an automation system that monitors building services such as lighting, HVAC, energy and security over a shared network and makes them work together. We bring the systems in your building into one building management system (BMS), integrate them so they talk to each other, and fine-tune them as the building is used.

WHAT IT DELIVERS

What it adds to your building

  • 01

No energy spent on an empty building.

Lighting and HVAC run on occupancy, schedules and daylight. No air conditioning in an empty meeting room, no lights left on in a closed floor.

  • 02

    Everything on one screen.

Your technical team monitors HVAC, energy use, doors and alarms in one interface, not in separate software for each system.

  • 03

    Systems alert each other.

On a fire alarm, ventilation stops, access control doors open and elevators go to the designated floor. We write these scenarios with you and test them on site.

  • 04

Faults show up before they grow.

Abnormal behavior of a pump, fan or meter comes in as an alarm. The maintenance team acts before anyone complains.

SCOPE

What is included?

Components a smart building project can include:

  • Building management system (BMS) software and monitoring screens
  • KNX-based lighting, blind and room control
  • HVAC control: BACnet and Modbus integration
  • Energy use monitoring with energy analyzers and meters
  • Occupancy, temperature, humidity and air quality sensors
  • Public address and announcement systems
  • Integration with access control, camera and fire detection systems
  • A dedicated, secured IP network for automation devices
  • Scenario programming, user permissions and reporting

PROCESS

How we build it

  1. Site survey and system inventory

We map the existing systems in the building, the protocols they use and their control points. At this stage we make clear what can be integrated and what needs to change.

  2. Scenarios and point list

How should the building behave? We list the scenarios for working hours, empty areas and alarm conditions, and every point to be monitored.

  3. Infrastructure and installation

Installation of the automation network, control panels, sensors and field devices.

  4. Integration and testing

We connect the systems to the BMS and test every scenario on site. Fire and security scenarios are tested together with the related systems.

  5. Commissioning and fine-tuning

We train users and fine-tune settings based on energy use data from the first months.

TECHNICAL NOTES

What we look at in the design

Open protocols, no vendor lock-in

The biggest risk in a smart building is ending up, years later, with a system that only one company can change. Open protocols reduce this risk: KNX, standardized as ISO/IEC 14543-3, for room and lighting control; BACnet for HVAC and building systems; Modbus for field devices. Devices from different brands can work in the same system.

An automation network is still a network

Once building automation devices are on the IP network, they become a cyber security matter. Automation traffic should be kept in a separate network segment (VLAN), remote access should run over a secure connection and default passwords should be changed.

Energy management starts with metering

You cannot manage consumption you do not measure. Energy analyzers on main distribution boards and large loads (HVAC plants, pumps, lighting circuits) report the data in the BMS by floor and by system. You see how much difference each setting makes from data, not estimates.

Smart building in an existing building

Smart building is not only for new construction. In existing buildings, a phased transition is possible with wireless sensors, gateways and integration of existing panels. Such a project can be planned to move forward layer by layer without stopping operations.

LAYER

Part of the Smart Building & Communication layer

This service sits on layer 5 of the building and is designed together with the other systems on that layer.

FAQ

Frequently asked questions

What is a building management system (BMS)?

A BMS is the combination of software and hardware that monitors and controls building systems such as HVAC, lighting, energy and security from one place. It collects alarms, reports energy use and makes the systems work together according to defined scenarios.

What systems are included in a smart building?

Typically lighting and blind control, HVAC control, energy monitoring, access control, cameras and fire detection. What makes them smart is that they work together over a shared network and management system.

What is KNX?

KNX is an open communication protocol for building and home automation that has become an international standard (ISO/IEC 14543-3). Lighting, blind, HVAC and room control devices communicate over the same bus. KNX devices from different manufacturers can work together.

Does building automation save energy?

Yes, mainly by preventing HVAC and lighting from running in empty areas and outside working hours. How much you save depends on how the building is used and on the existing systems. That is why consumption is measured first and settings are fine-tuned based on real data.

Can a smart building system be installed in an existing building?

Yes. With wireless sensors, gateways and integration of existing panels, a phased transition is possible without vacating the building. Starting with energy monitoring and HVAC control usually gives the fastest results.
